Maintenance Work Order Request

Private Sewer Lateral (PSL) Information

Phase Updates: Phase 3 has been completed. Homeowners affected by Phase 4 should watch for notices expected at the end of September 2026.

PSL Work Access:

There will be no cul-de-sac or garage access between 7:30 am and 5:30 pm during PSL work.

Move vehicles in advance if needed.

On trash days, place garbage containers at the entrance of the cul-de-sac.

Environmental Compliance:
-
To avoid fines from the Environmental Protection Agency, do not flush toilets or run water down drains between 9:00 am and 5:00 pm, Monday through Friday.

Government fines for violations could exceed $3,000.

Notice Procedure:

A second reminder will be posted on the garage door frame in pink.

A third notice will be posted in yellow when your section is complete.

Association Maintenance Responsibility
The Baywood Village Homeowners Association is responsible for maintaining the exteriors of the homes, including:

Painting
-
Roof repair and replacement
-
Address post lighting, garage lights, and common area pole lights
The Association also maintains all common area landscaping, private roads, and walkways.
Homeowners are responsible for all exterior doors, windows, garage doors, and maintenance within their patio areas.
Mailboxes are located in kiosks throughout the community and are maintained by the Association, but homeowners are responsible for their individual mailbox keys.
Exterior Modifications
All exterior modifications in Baywood Village require prior approval from the Architectural Committee.

Homeowners must complete an Architectural Application and receive written approval before beginning any work.

Trash Pick-Up
Individual trash pick-up is the responsibility of each resident. The Association has been granted a deferment from the Alameda Recycling Green Waste Program.
Parking

Each home has a two-car garage, and owners are required to park their two vehicles inside the garage.

All on-site parking spaces are reserved for guests and for owners with parking permits.

Owners with more than two vehicles may purchase additional parking permits at the Community Offices.

Temporary parking permission for overnight guests can be requested via an online form. For details, see the Baywood Village Parking Rules/Permit Application.

If a vehicle is towed, contact Specialty Towing at (650) 365-1011.
Pool
Amenities include a swimming pool and spa open year-round and acres of green-belt throughout the project. Replacement pool keys are available, for a fee, at the Community Offices. Please refer to the Baywood Village Swimming Pool Rules for detailed information.

Board Meeting Schedule

Board meetings are held at 5:00 PM on the 1st Thursday of each month.

Homeowners should watch for meeting signs posted throughout the Association, check the online Community Calendar, or call the Community Offices for confirmation.

The Annual Membership Meeting is held in February.

All homeowners are welcome to attend.
