The Brittany Landing Bay Homeowners Association is responsible for:

• Siding repair/replacement, trim repair/replacement, and painting of all buildings

• Painting and structural repair/replacement of fences and railings enclosing balconies and patios, as well as the exterior surfaces of garages

• Maintenance of all landscaping in the common areas

Homeowners are responsible for maintaining their private yards.

Homeowners in Brittany Landing Bay should consult the most recent Community of Harbor Bay Isle Architectural Rules and Standardss and the BLB Architectural Rules and Standards before making any improvements, modifications, or planting.

• The Community of Harbor Bay Isle provides Community Plant Guidelines to help homeowners select appropriate landscape plants and trees. These guidelines include recommendations for drought-tolerant plants and specify encouraged, discouraged, and prohibited species.

• Brittany Landing Bay (BLB) has developed a Plant Palette with information to assist homeowners in choosing plants and trees for patios.

Important: An Architectural Application is required for all exterior changes, including patio landscaping.

The Emergency Preparedness Team at Brittany Landing Bay has prepared a report on Emergency Shutoff Valves.

• The report provides information on where to purchase a new shutoff valve, guidance on gas leaks, and answers to common electrical questions.

Individual unit trash pick-up is the responsibility of each resident.

• Each residence has two assigned parking spaces.

  • For homes with a single-car garage, the second space is a reserved space deeded to the home.

• Residents should park only in their garage and assigned reserved space.

• Guest parking is for visitor use, primarily on weekends and holidays.

• Driveway parking is allowed only if no part of the vehicle extends into the sidewalk or street.

• Parking parallel to the garage door is prohibited.

Restated Parking Rules and Procedures For Enforcement

• For the front gate code, please contact the Community Offices.

• Sellers typically provide remote gate openers for the vehicle gate.

• If you need a new remote opener, it can be purchased from the Community Office.

• Replacement pool keys are available from the Association Manager

Important Safety Information:

• Trespassing continues to be an issue; guests must be accompanied by a resident.

• If anyone is in the pool or spa area after hours, please contact Security immediately.

• Board meetings are held at 6:30 PM on the last Tuesday of each month.

• Homeowners should watch for the meeting sign at the front entry, check the Community Calendar, or call the Community Offices for confirmation.

• The Annual Membership Meeting is held in March.

• All owners are welcome to attend.
