Maintenance Work Order Request

Association Maintenance Responsibility
The Association is responsible for siding repair/replacement, trim repair and replacement and painting of all buildings. The Association shall paint and provide structural repair and replacement of the interior and exterior surfaces of any fences and/or railings enclosing balconies and patios and the exterior surfaces of the garages. The Association maintains all landscaping in the common area and owners are responsible for their private yards. Architectural Rules & Standards and Architectural Applications
Homeowners should consult the most recent Community of Harbor Bay Isle Architectural Rules and Standards and BLB Architectural Rules and Standards before they improve, modify, or plant almost anything.
The Community of Harbor Bay Isle has developed Community Plant Guidelines to assist you in selecting landscape plants and trees for your home. The list includes specific sections for drought tolerant plants, and those plants and trees that are encouraged, discouraged, and prohibited in the Community. BLB has developed a Plant Palette with information for Homeowners to assist in selecting plants and trees for patios.
Please remember, an Architectural Application is required for all exterior changes, including patio landscaping.
Emergency Shutoff Valves
The Emergency Preparedness Team has created a report about our Emergency Shutoff Valves. This report gives information about where a new shutoff valve can be purchased, provides information regarding gas leaks, and answers some electrical questions.

Trash Pick Up
Individual unit trash pick-up is the responsibility of each resident.
Parking
Each residence has two parking spaces assigned to it. For residences with a single car garage, the second parking space is a reserved space that is deeded to the home. Residents should park only in their garages and assigned reserved space. Guest parking is for guest use on weekends and holidays. Driveway parking is permitted as long as no part of the vehicle protrudes into the sidewalk or street area. Cars may NOT park parallel to garage door.
Entrance Gate
Front gate entrance – Please contact the Community Offices for front gate code. Sellers usually provide remote gate openers for the vehicle gate. If you need a new opener you can purchase one from the Community Office.
Pool/Spa
Amenities include a swimming pool, spa and grass area. Replacement pool keys are available from the manager. Please refer to the Brittany Bay Pool Rules, Resolution #87-05. Trespassing by individuals continues to be a problem. Guests must be accompanied by a resident. Please call Security if you see anyone in the pool/spa area after hours.

Board Meeting Schedule
Board meetings are usually held at 6:30 PM on the last Tuesday of every month. Please watch for the meeting sign at the front entry prior to every meeting or call the Community Offices for confirmation. All owners are welcome to attend. The Annual Membership Meeting is held in March.
